I was in my accountants office yesterday. Her office is next door to a Real Estate office that specializes in Condo`s on Miami Beach. It`s a boutique Real Estate office which seems to cater to "High End" condo`s in South Beach aka SOBE and SOFI..

I was introduced to the Broker of the office.

We hit it off and the Broker began telling me in her own words "The Sky is Falling"... In her opinion the business of selling Condo`s on the Beach was over.

She felt the market won`t be coming back anytime soon.

Mind you, she lives and works in one of the most beautiful area`s in the world.

The Beach is full of energy and people from all over the country and world want to move to the Beach!

It has a "BUZZ" of it`s own and a distinctive flavor!

You can eat in restaurants that will attend to your dog, find a pizzeria that`s open 24/7, dance all night and party all day.

The condo market on the Beach is for the taking,which is why I was surprised she felt this way.

Condo`s on the beach are selling below market value. There are bargains galore in the area.

Rather than sulk, I would be advertising like CRAZY!

In her defensive she has only dealt with wealthy South Americans, which she claims have dried up.

The "SKY ISN~T FALLING" it`s shifted, understanding how the market changes  is part of our job.

Concentrating on one area of expertise, is no longer an option,it`s a recipe for destruction.

Eileen from NYC here. Believe it or not, even at Manhattan, there are A LOT of agents are complainting about the impact of the rest of U.S. housing market because it is slowing down the sales in Manhattan in the lower end of the market (Under $1M). I think it is all about mindset and goal setting...

And also about who you associate yourself with. You can't stand around water cooler in the office and talk to Debbie downer and get nothing done! Go out there be proactive and aggressive is the way to be!

Hey Scott -

You are abolutely correct!  There are niches out there where we can all still make a living.  We just need to be innovative and find them!  

There are a number of realtors here in southwest Florida that only came along to make a quick buck when everything was good.  Now they have no idea what to do!

The most successful realtors here have things listed from $200,000 through several million!

I think you are right on track!

It's unfortunate that she is not recognizing the bigger picture and the opportunity to expand her marketing efforts to a larger group of potential buyers.  I would expect that anyone who has wanted to buy beach property should be lining up about now...
